Scale of Commissions and Fees
Sales commission :
3 % of the sale price + 17 % VAT, currently in force, payable by the seller
Real estate search fees – Sale/Rental
These fees cover exclusively the search and assistance provided to the applicant
in identifying a property that meets their criteria.
Sale: fees equivalent to 1% of the sale price, plus 17% VAT currently in force, payable by the applicant.
Rental: Flat fee scale:
Studio: €1,300 + VAT at the applicable statutory rate
1-bedroom flat: €1,500 + VAT at the applicable statutory rate
2-bedroom flat: €1,750 + VAT at the applicable statutory rate
3-bedroom flat: €1,950 + VAT at the applicable statutory rate
4-bedroom flat: €2,200 + VAT at the applicable statutory rate
House: €2,500 + VAT at the applicable statutory rate
Commercial premises (average size): from €2,500 + VAT depending on the nature and surface area of the property
These fees are independent and separate from any estate agency commission that may be payable to the professional responsible for concluding the sale or signing the lease.
Commission for the termination of a business :
5 % of the sale price up to €250,000 + 17 % VAT, currently in force
4 % of the sale price between €250,000 and €500,000 + 17 % VAT, currently in force
3 % of the sale price above €500,000 + 17 % VAT currently in force
Rental commission :
1 month's rent + 17 % VAT, currently in force charged to the tenant
½ month's rent + VAT payable by the landlord
½ month's rent + VAT payable by the tenant
Commission for the letting of commercial property :
1 month's rent + 17 % VAT, currently in force charged to the tenant
½ month's rent + VAT payable by the landlord
½ month's rent + VAT payable by the tenant
Fees for a property valuation :
€7 per m2 + 17 % VAT, currently in force charged to the applicant
⇒ Free of charge in the context of a sale carried out with a mandate
Fees for an inventory of a property put up for sale :
€5 per m2 + 17 % VAT, currently in force at the expense of the applicant
Fees for an inventory of a rented property:
25% of the monthly rent + 17 % VAT, currently in force charged to the tenant
Rental management fees :
10 % to 20% of the rent excluding charges + 17 % VAT, currently in force payable by the owner (Seasonal 30% + 17% VAT payable by the owner)
Fees for a personalised service :
Flat rate of €110 + 17 % VAT, currently in force for a personalised real estate service by appointment only, payable by the applicant
Fees for drafting and implementing a preliminary sale agreement (private to private) :
0.15% of the sale price + 17 % VAT, currently in force at the expense of the applicant
Fees for drafting and implementing a lease agreement (private to private) :
5% of annual rent excluding charges + 17% VAT
